Where to live in Malta: a town-by-town guide for workers

Twenty towns in a paragraph each: rent level, commute, noise, who lives there and what it is like in August. Choose by the bus line to work, not by the sea view.

Malta is one city pretending to be forty towns. The names matter for one reason: the bus. Live on a direct line to work and you gain an hour a day. Rent levels below are relative, from € (cheapest) to €€€€ (Sliema), and describe late 2026. Check the live listings; everything moves.

The office belt

Sliema (€€€€). The front, the shops, the ferry to Valletta, every gaming company within walking distance. Expensive, busy, convenient. Rooms are the most expensive on the island. Set that against the salaries and the cost of living before you commit.

Gżira (€€€). Sliema’s cheaper neighbour, ten minutes on foot from the Sliema offices, next to the university hospital bus routes. The best compromise for office workers.

Msida (€€). Marina, university, the main bus interchange after Valletta. Student flats, shared rooms, loud in exam season. Buses everywhere.

Ta’ Xbiex (€€€). Small, quiet, offices and yachts. Few rooms.

St Julian’s and Paceville (€€€). Hotels, restaurants, bars, clubs. Perfect if you work in them, loud if you do not. Rooms above bars are cheap for a reason.

Swieqi and Pembroke (€€€). Residential, quieter, walking distance to Paceville’s hotels. Families and shift workers. For families, schools and childcare have their own page.

The centre

Birkirkara (€€). The biggest town, no sea, buses in every direction, Maltese neighbours, cheaper shops. Best value for anyone who takes the bus.

Mosta and Naxxar (€€). Central, residential, the big church, good bus links north and to Valletta. Quiet evenings.

Ħamrun and Santa Venera (€). Dense, old, lively, close to Valletta and Marsa’s industrial area. Strong South Asian, African and Arab communities. Cheap rooms, noisy streets.

Qormi (€). Industrial and residential, bakeries, buses to the airport side. Albanian and Balkan communities.

Attard, Balzan, Lija (€€€). Villas and gardens, families, cars. Few rooms.

The harbour and the south

Valletta (€€€). The capital, a UNESCO city on a peninsula, every bus ends here. Beautiful, small, old houses, few flats, tourists all year.

Floriana, Pietà, Marsa (€). Next to Valletta, cheap, industrial in Marsa, and the first stop for many South Asian and African workers. Marsa’s open centre area has a reputation; the streets are busier than dangerous.

The Three Cities: Vittoriosa, Senglea, Cospicua (€€). Across the harbour from Valletta, historic, quieter, a ferry and buses to the capital. Rooms exist.

Paola, Fgura, Tarxien (€). The south’s shopping towns, the main mosque, direct buses to Valletta and the airport. Good value.

Żabbar, Żejtun, Marsaskala (€). Maltese towns with growing foreign communities. Marsaskala has the sea and long buses. Żejtun is near the airport and the industrial estates.

Birżebbuġa and Marsaxlokk (€). The fishing village and the freeport. Cheap, far from the office belt, close to logistics jobs.

The north

St Paul’s Bay, Buġibba, Qawra (€). The biggest foreign-worker area on the island. Hotels, seasonal restaurants, cheap flats, long buses to Sliema. Lively in summer, empty in January. Many hospitality and care workers live here and work here.

Mellieħa (€€). The beach town at the far end. Hotels, families, a long bus to anywhere else.

Mġarr, Rabat, Dingli (€€). Rural, quiet, Maltese, a car helps.

Gozo (€)

The second island. Cheaper, slower, a 25-minute ferry plus a bus each way. Jobs in Gozo’s hotels, farms and care homes; living in Gozo and working in Malta is a three-hour daily commute.

How to choose

  1. Find your workplace on the map.
  2. Open the bus app and list the direct routes. The bus, the Tallinja card and the ferry are explained on their own page.
  3. Pick the cheapest town on a direct route with a journey under 40 minutes at 7.30 a.m.
  4. Visit on a weekday evening. If you cannot hear yourself, keep looking. The next step, where to look and what to sign, has its own page.
